What does a homeowners policy cover?

Homeowners policies are package policies containing two main types of coverage – liability and property coverage. Liability protects you from damages caused to others that you may be negligent for, and property coverage provides coverage for exactly that: your property. 

Depending on the type of policy you purchase will determine the types of claims that are covered by your policy.

What does a homeowners policy cover?

While each policy is unique, there are 3 basic coverage types all policies use. Basic form is the most restrictive and covers the least while Special Form offers the greatest level of protection.  Each can be modified with endorsements to fit your specific situation if needed. Basic offers the least amount of coverage but serves as the basis for the other coverage forms. If damage is caused by something not included in this list, then it will not be covered by the policy: fire, lightning, explosion, smoke, windstorm, hail, riot, civil commotion, aircraft, vehicles, vandalism, and volcanic eruption 

Basic form perils + falling objects, weight of ice or snow, water leakage and collapse.

Special form coverages cover anything that’s not specifically excluded from the policy. 

To make things even more interesting, Basic + Broad = Named Perils form and sometimes Special form can be referred to as All Risks coverage or open perils. Each carrier has policies and coverages that are specific to them and not all policies are created equal.
